Two assistance packages can reduce your closing-day cash by similar amounts while creating very different obligations afterward. For New Mexico buyers, the important comparison is not simply the advertised dollars: it is the lien structure, repayment trigger, eligibility requirements, and approved first mortgage.

Understand what each layer does

Housing New Mexico, also known as the New Mexico Mortgage Finance Authority or MFA, offers FirstHome and related assistance options. FirstHome serves eligible first-time buyers, subject to program definitions and exceptions. NextHome provides another pathway for qualifying repeat and first-time buyers.

AssistancePublished structure to evaluate
FirstDown$7,000 or 4% second-loan assistance, depending on the applicable option
FirstDown PlusAdditional $10,000, zero-interest, non-amortizing third loan
HomeNow$7,000 assistance with forgiveness over 10 years for eligible households at or below 80% AMI

The $17,000 combined figure means a $7,000 FirstDown layer plus $10,000 FirstDown Plus. It is not the universal total when the percentage-based FirstDown option applies. Also, non-amortizing does not mean forgiven: a loan can have no scheduled monthly payments yet remain repayable upon a specified event.

Use Housing New Mexico to confirm current availability, income limits, purchase-price limits, and permitted combinations. Do not assume HomeNow and FirstDown Plus can simply be added together.

Compare the cost beyond closing day

Request a written worksheet identifying each lien, interest rate, monthly payment, maturity, and balance due after sale or refinance. For HomeNow, ask how forgiveness is earned and which occupancy or ownership changes interrupt it.

A household expecting to move within three years should compare the remaining assistance debt at that point. A household planning a decade of occupancy may value forgiveness differently. Review the first mortgage’s rate and mortgage insurance too; assistance should not be evaluated separately from the complete financing package.

The Consumer Financial Protection Bureau provides tools for comparing Loan Estimates and cash to close.

Submit one coordinated application

Give the participating lender household income documentation, ownership history, available savings, and the intended property address. Ask which counseling requirements and funding reservations must be completed before closing.

Model the complete payment with the monthly payment calculator, including subordinate-loan payments when applicable. Then review local assistance stacking. A workable package needs approval from every funding source, not just enough advertised assistance to cover the down payment.

Editorial Methodology & Primary Sources

Verification date: Not recorded; check the primary source and lender timestamp before relying on an estimate.

Rate comparisons use participating lender feeds, not a whole-market survey or guaranteed offers. Freddie Mac PMMS is a market benchmark, not a personalized quote. Calculator models rely on published regulatory formulas and disclosed assumptions rather than fabricated first-person loan testing.

Monthly principal and interest use the amortization formula P × r / (1 − (1 + r)−n), where r is the monthly note rate and n is the number of payments; at zero interest use P / n. PITI adds monthly property taxes and homeowners insurance; PMI is separate. APR includes applicable finance charges under Regulation Z and is not the note rate used for payments. Compare lender Loan Estimates for actual APR and fees.

The payment snapshot uses illustrative annual taxes of 1% of home price, $1,200 insurance and 0.5% PMI below 20% down, not verified local quotes. Other calculators disclose their inputs and assumptions. Published guidance and lender feeds may change independently; confirm current program rules, taxes and offers before a decision.
