Solar panels on an Albuquerque home may be owned outright, financed, leased, or governed by a power purchase agreement. Those arrangements produce different transfer requirements and monthly obligations. Obtain the actual contract before assigning value to the panels or accepting the seller’s estimate of electric-bill savings.

Establish ownership and transfer obligations

Ask for the installation agreement, financing documents, equipment warranties, recent production history, and at least 12 months of utility bills. For a lease or power purchase agreement, identify the payment schedule, annual escalator, remaining term, transfer fee, and buyer qualification requirements.

A power purchase agreement typically charges for generated electricity under its contract terms, while a lease generally charges for equipment use. Neither should be treated as free power. Ask who pays for removal and reinstallation when the roof needs replacement and what happens if production falls below expectations.

Have the title company identify recorded solar-related filings. A UCC filing may concern the equipment rather than a conventional mortgage lien, but its treatment still needs lender and title review.

Coordinate the mortgage and utility reviews

Give the complete solar package to underwriting early. Depending on the arrangement and mortgage rules, payments may affect qualification, and leased equipment may not contribute appraisal value like owned equipment. A seller’s promised payoff needs a documented payoff amount and release process.

PNM service is not universal across New Mexico. Confirm the serving utility, then request its ownership-change and distributed-generation requirements. Do not assume changing the electric account automatically transfers the interconnection agreement, export-credit arrangement, or any accumulated credits.

The Consumer Financial Protection Bureau supports mortgage-cost comparisons. If using assistance, check Housing New Mexico requirements with the participating lender as well.

Protect both roof access and monthly affordability

Coordinate solar review with the flat-roof inspection guide. Roof deterioration beneath panels can turn an apparently inexpensive repair into removal, storage, reroofing, and reinstallation costs.

Use the monthly payment calculator for housing expenses, then add solar payments and realistic residual utility bills separately. Make transfer approval, payoff responsibility, and unresolved equipment issues part of the written purchase negotiations rather than leaving them for the final walkthrough.

Editorial Methodology & Primary Sources

Verification date: Not recorded; check the primary source and lender timestamp before relying on an estimate.

Rate comparisons use participating lender feeds, not a whole-market survey or guaranteed offers. Freddie Mac PMMS is a market benchmark, not a personalized quote. Calculator models rely on published regulatory formulas and disclosed assumptions rather than fabricated first-person loan testing.

Monthly principal and interest use the amortization formula P × r / (1 − (1 + r)−n), where r is the monthly note rate and n is the number of payments; at zero interest use P / n. PITI adds monthly property taxes and homeowners insurance; PMI is separate. APR includes applicable finance charges under Regulation Z and is not the note rate used for payments. Compare lender Loan Estimates for actual APR and fees.

The payment snapshot uses illustrative annual taxes of 1% of home price, $1,200 insurance and 0.5% PMI below 20% down, not verified local quotes. Other calculators disclose their inputs and assumptions. Published guidance and lender feeds may change independently; confirm current program rules, taxes and offers before a decision.
