New Mexico HELOCs, Home Equity Loans and Refinancing With Housing New Mexico Second Liens
Updated October 2026
A homeowner with Housing New Mexico down-payment assistance may have more than one lien to address before refinancing or opening a HELOC. The first mortgage balance alone does not reveal available equity, and assistance described as deferred or forgivable is not necessarily released when a new loan closes.
Identify every assistance obligation
Start with the recorded mortgages, promissory notes, and current payoff information. Housing New Mexico, also known as the New Mexico Mortgage Finance Authority or MFA, administers several products with different repayment and release provisions.
| Assistance product | Key feature to identify |
|---|---|
| FirstDown | Second-loan assistance described as $7,000 or 4%, subject to current program terms |
| FirstDown Plus | Additional $10,000, zero-interest, non-amortizing third loan |
| HomeNow | $7,000 assistance with forgiveness over 10 years for eligible households at or below 80% AMI |
| NextHome | Assistance pathway serving eligible repeat and first-time buyers |
FirstHome is the first-mortgage program commonly associated with eligible assistance combinations. These names do not establish your specific payoff amount. Your original documents, loan vintage, occupancy history, and current servicing rules determine what happens next.
Distinguish subordination from forgiveness
Subordination allows an existing lien to remain behind a new senior mortgage. It does not cancel the debt. The assistance administrator must approve the request when required, and approval may depend on the refinance purpose, new loan terms, equity, and program restrictions.
A rate-and-term refinance can be treated differently from cash-out borrowing. A HELOC may create another junior lien rather than replace the first mortgage, but the existing documents and new lender’s lien-position requirements still matter.
Ask for written answers before paying nonrefundable loan expenses:
- Must any assistance balance be repaid at closing?
- Is subordination available for this transaction?
- Does refinancing affect future forgiveness?
- What documents, fees, and processing time apply?
Use our home equity calculator with every outstanding lien included, not just the first mortgage.
Compare payment risk and total savings
HELOCs commonly have variable rates and separate draw and repayment periods. Home equity loans typically provide a lump sum with scheduled repayment. Cash-out refinancing replaces the first mortgage, potentially repricing a much larger balance than the amount you need.
Review the Consumer Financial Protection Bureau’s mortgage resources and run our refinance savings calculator. Include closing costs, assistance payoff, and the remaining term of your existing loan. A smaller monthly payment produced by restarting a long term is not automatically a lower lifetime cost.

Rate comparisons use participating lender feeds, not a whole-market survey or guaranteed offers. Freddie Mac PMMS is a market benchmark, not a personalized quote. Calculator models rely on published regulatory formulas and disclosed assumptions rather than fabricated first-person loan testing.
Monthly principal and interest use the amortization formula P × r / (1 − (1 + r)−n), where r is the monthly note rate and n is the number of payments; at zero interest use P / n. PITI adds monthly property taxes and homeowners insurance; PMI is separate. APR includes applicable finance charges under Regulation Z and is not the note rate used for payments.
